We are licensed in Tennessee, Mississippi, and Louisiana, with our original state of licensing being the State of Texas. We provide many Services to meet the Goals & Objectives of the Project, and we understand the importance of designing energy efficient, sustainable, and durable facilities.

Here are our Architecture Services:  Note that our Services are developed for our Clients to insure we are providing our design work to meet the Clients needs. We do offer a standard design and Construction Period Service's with the Project either being a Design-Negotiate-Build Project, or a Design-Bid-Build Project.
This Service is listed below.

Feasibility Studies: which can be extremely valuable with only a quick review to see if the Project will achieve the intended
results for our Clients. This will usually include zoning site plans, and brief floor plans (enough to see that the building footprint
is large enough to function). In addition, we'll develop a zoning review in a text format addressing the site and building issues affecting the Project. Other deliverables would include a preliminary cost estimate, building code study to insure there will be no surprises.
We will summarize the Study with an Executive Summary related to the Feasibility of constructing the Clients Project with the criteria selected by the Owner. 

Architectural Model Building: is an excellent way for Clients to visualize how the Project will appear at a smaller scale. This Service and be developed as part of the typical Dsign-Negotiate/Bid-Build Service, or independently.

3D Architectural Graphics:  is one of the more mainstream methods of transmitting the actual appearance of the Project, and is included as a Service in most new Projects, or renovated Projects. The Project will be developed in Sketchup, or Revit and then rendered for higher resolution.

Stand Alone Construction Administration: Our Services provide a 3rd party to oversee the construction of the Project and insure that the Project is being constructed as the Design Documents (Drawings & Specifications) require. If we develope the Design Documents, we would provide the Construction Administration. However, there are occasions when a Client needs to have a different party perform such Service.


ArchitectSouth: Design-Negotiate / Bid-Build Design Service as follows:

Programming / Spacial Needs & Assessment: This work will be addressed, and formatted in a way that the Project and the Using agency will be involved to insure that the needs and functions related to space amounts and space relatioships to others will reslult in a successful Project. In many cases the complexity of these relationships will require diagrams illustustrating how the spaces will work.

Construction Work Phasing. Some Projects that may appear to be a fairly simple procedure, may have other more subtle issues such as a Contractor having to Work in multiple Phases due to the Client not being able to relocate the User to another facility while the Work is being performed. In some cases, this can have a massive affect on the Project budget, and this issue needs to be identified very quickly, or time will lapse, leaving a Client with a surprise that should have been identified early.

Preliminary Design Phase:  Included in this Phase will usually be.....
     1.  Preliminary Drawings:  Providing the Scope of the Work.
     2.  Outline Specifications:  Providing the Quality of the Materials.   
     3.  Preliminary Construction Cost Estimate:  Providing the estimated Construction Cost.

Design Decelopment Phase:  Included in this Phase will usually be......
     1.  Updated, and expanding the Specifications.
     2.  Updated, and expanded Cost of Construction Estimate.
     3.  Further Development of Material Selections.
     4.  Further Development of "how to put the building together",
     or detailing of the systems.
    
Construction Documents Phase:
     1.  This Phase is the final Design Phase prior to putting the
     Project out to Bidding. 
     2.  We will finalize all Drawings, Specifications, and 
     the Project Manual (which is where all the Bidding requirements,
     General Project Requirements, and Technical Specifications are located)
     3.  Insure all ComCHECH Energy Code Studies are performed (if applicable).
     4.  Develop the final Construction Cost Estimate.

Bidding or Nogotiating Phase:   
     1.  Upload the Final Bid Contract Documents to an online location for Bidder Downloading, or
     Plot & Print hard copies for the interested Bidders to pick up.
     2.  Hold a Pre-Bid Conference for Bidders as per requested by the Client and if helpful for
     the particular type of Project.
     3.  Develop a Bidders List & Bis Tabulation Sheet for receipt of the Bids.
     4.  Develop a Letter of Recommendation to the Owner once all Bids have been 
     evaluated and considered. Also, send out a Notice of Award Letter with the
     Owner's approal.
     
Construction Administration Phase:
     1.  Issue a Notice to Proceed Letter.
     2.  Hold a Pre-Construction Conference.
     3.  Review and approve/Process Shop Drawings & Submittals.
     4.  Review and Approve Recommendations of the Contractor's Monthly
     Pay Requests. 
     5.  Provide On-Site Inspections and Periodic Job Construction
     Construction Administration with Photos and other Work as required.
     6.  Perform Substantial Completion & Final Completion Inspections 
     with associated Punchlists of their respective Inspections.
     7.  Meet with the Client periodically to keep them informed of the 
     Project status.

Other Services:
     1.  3-D Presentation Renderings.
     2.  Architectural Scale Models, Working or Presentation quality.
     3.  Develop Feasability Studies.

Planning Services are as follows:

These Services can be provided in association with another Project that we have presently under
Contract, (or part of another Project in-house). Planning Services can be viewed 
in relation to the Master Planning of a Small Community Campus, a group of related
buildings withing one corporate organization, or within one building the Planning
of exactly how to introduce a MRI unit into a Medical Facility without interupting
any inner workings, or having any, or minimal time lost due to the activity. 

Most of the time, even a small Architecture Project touches on required Planning
of exactly HOW the work will be performed with minimal disruption of the work of
many employees who are in the typical procees of bringing in hourly billing for
their respective organization. In order to sucessufully intoduce such a magnet (as an example),
very detailed planning must be developed and different groups relocated 
over a weekend, and the actual work by the Contractor be performed
at overtime hours......and even though the overtime hours, the Client has
the MRI installed, and ready to use on time, and can begin the Services
with no to little down time. It does take thinking at a different level,
and can make a huge difference for a Clients. CAREFUL PLANNING,
CAN MAKE THE DIFFERENCE IN A SUCCESSFUL PROJECT.
